SELECTIVE CUSTOM HOMES IN SOUTHWEST OHIO

Bellemar Builders takes on a limited number of projects each year. Each home gets direct principal leadership from design through completion.

What Makes Bellemar Different.

You'll know where your project stands. Not because you asked — because we told you. Bellemar runs every build with the documentation, scheduling, and communication systems that come from managing construction at an institutional level. Budgets are tracked in real time. Decisions are made before they become problems. Your project has one point of contact, and it's the owner.

Most clients who come to us have built before. They've dealt with the missed calls, the vague timelines, the surprise line items. They're not looking for a builder who promises it'll be different. They're looking for one who operates differently. That's what we do.

The result is a building experience that feels organized, transparent, and calm — because it actually is.

How we build.

  • Whether you're working with an architect or starting from a concept, we build the plan before we build the home. Detailed budgeting, scope alignment, material selections, and a realistic schedule — so every decision is made before the clock starts. No surprises. No scope creep. No misaligned expectations

  • Managed the way serious projects should be. Documented progress. Coordinated trades. Proactive communication when something changes — not after it becomes a problem. You’ll always know where your project stands.

  • Punch lists get closed. Documentation gets delivered. Warranty items get handled. But completion doesn't mean we disappear. We stand behind our craftsmanship for the long term — not because a contract requires it, but because that's the standard. If an issue traces back to how we built it, we address it. That's the commitment.

The builder

Doug Lane

I grew up around construction. My dad was always building something — additions, basements, furniture — and I learned early what careful work looks like. I built my career on the commercial side, spending fifteen years managing industrial builds, tenant improvements, and institutional projects up to $100M across Texas. Estimating, subcontractor management, scheduling, budget controls, owner communication. All of it hands-on. None of it delegated.

My wife Nicole and I relocated back to Springboro to raise our family where we grew up. Bellemar is what came next — applying everything I learned managing construction at the highest level to building homes for clients who expect that standard.

When you've managed twenty subcontractors and a $40M budget for an institutional owner who expects weekly reporting and zero surprises, you develop a standard. That standard doesn't change because the project is a home instead of a headquarters. Every client gets the communication, documentation, and proactive problem-solving that comes from managing construction at scale — applied to a home built specifically for them.

Let’s talk about your project.
